This project represents a unique opportunity as Albany City's land is the last large greenfield tract in the area. The fact that is it still undeveloped and remains in single ownership makes it possible to create a Masterplan at the outset.

Albany City's Masterplan will see an international standard of urban design adopted, with an appropriate selection of materials specified for the construction to ensure that the development stands the test of time. The city will be focused around an integrated, connected pattern of streets with strong pedestrian linkages and wide expanses of clearly expressed public space.

Within the Masterplan, Precincts will be identified and individual Precinct Plans will also be created so that each area is developed according to its individual characteristics.

A series of non-prescriptive Design Guidelines will also guarantee that the area is developed in accordance with the Masterplan and Precinct Plans. A design committee will monitor and manage the implementation of the Design Guidelines to ensure that the intentions of the Masterplan are met, without losing the flexibility required to enable good design. The Design Guidelines will assist developers to meet their client's commercial requirements.

The combination of Masterplan, connected streets, pedestrian linkages, mixed-use buildings and a number of cultural elements - such as local artwork - will result in a dynamic city centre with a strong sense of place and community.
